Brief:
The client acquired an 8,000sqft bare shell floor in New World Tower to establish their third serviced office location. They appointed Sustaina to provide end to end project management for the complete renovation, leading the design and contracting teams from concept to completion. The goal was a seamless transition from empty shell to high quality serviced office, with Sustaina overseeing design, construction, timeline, and quality. Acting as the central liaison between client, designer, and contractor, we safeguarded the client’s interests at every stage to ensure a smooth, successful launch of this flagship workspace.

What we did:
We orchestrated the full delivery of a flagship serviced office, aligning design intent, construction sequencing, and commercial objectives from day one. A phased construction strategy enabled early occupation of completed zones by pre let tenants while works continued elsewhere, unlocking revenue and maintaining momentum without compromising safety or quality.

Throughout delivery, we maintained rigorous controls over programme, cost, and quality. At practical completion we conducted a comprehensive quality audit and closed out snags swiftly to ensure a confident, on schedule handover. When contractor slippage emerged, we issued a detailed delay analysis, exercised contractual remedies, and secured liquidated damages to protect the client’s position.

Our role as a single point of accountability ensured clear decisions, transparent reporting, and proactive risk management. The result is a premium, modern lounge and serviced office that opened smoothly and reinforced the client’s brand with a refined, tenant ready environment.
